Garages and car parks

Harder, better-protected concrete for vehicle traffic

Treated concrete floor in a hall with sectional doors

Garages, workshops and car parks combine vehicle traffic, water and oil stains. The HARD, SEAL 3.0 and PROTEC sequence hardens the slab, seals it and adds liquid-repellent stain protection. The final result depends on the type of contamination, the preparation and regular maintenance.

Who it is for

Facility managers, car park operators, service workshops

What the floor has to cope with

  • Oil stains and fluids
  • Water and difficult cleaning
  • Wear from daily traffic

What we aim to achieve

  • A harder surface for vehicle traffic
  • Better stain protection
  • Easier maintenance

What vehicles leave on the concrete every day

Water from tyres, marks on the turns and oil dripping from engines. See what happens inside untreated concrete, how we treat the slab and what PROTEC adds.

Vehicles bring in water and leave marks

Cars coming down the ramp carry water and dirt in on their tyres. On the turn, the tyres scrub across the concrete and leave dark marks that work their way into the open surface. Every now and then, oil drips from a parked vehicle.

Tyre marks

Dark wheel marks work their way into the open surface and stay even after cleaning.

Illustration: A parking deck with a van and cars in bays along the wall. A car comes off the ramp leaving wet tracks, there are dark tyre marks on the turn, and oil drips from the van, forming a stain on the floor marked as a detail.

Oil soaks into the concrete

A drop of oil spreads over the open surface and runs into the concrete through pores and capillaries. The stain stays after the surface has dried, and cleaning does not remove it.

Oil stains

Oil and lubricants penetrate the pores. The stain remains even when the surface is dry.

Illustration: Section through the slab under the van. Oil drips from the engine and spreads over the surface; in the section it moves down through pores and capillaries.

Grinding, HARD and SEAL 3.0

We grind the slab back to sound concrete, removing the contaminated top layer. HARD penetrates the surface layer and hardens it for vehicle traffic. SEAL 3.0, which is also suitable for wet and outdoor areas, seals the surface so that it absorbs less water and is easier to clean.

Where oil has penetrated deeper, the stain may still show after grinding.

Illustration: Section after grinding and treatment: the surface layer where HARD and SEAL 3.0 have reacted in the concrete is marked in violet, the surface pores are closed, and a faint trace of old oil remains deeper in the concrete.

PROTEC: a new drop stays on the surface

PROTEC is a liquid-repellent impregnation for stain protection. When the engine drips oil again, the drop stays on the surface and you can wipe it up before it spreads.

Clean up spills promptly. How well the surface repels a liquid depends on the type of liquid and how long it stays on the floor. We do not promise chemical resistance.

Illustration: After PROTEC is applied, a new drop of oil from the van stays on the surface as a bead. A dashed line shows how deep the oil soaked in before treatment.

Recommended sequence

A starting point for a site visit. We set the final sequence according to the condition of the concrete, the preparation and how the floor is cleaned.

Frequently asked questions

Are the floors slip-resistant after treatment?

Slipperiness depends on the surface profile, contamination, moisture and maintenance. The treatment keeps the profile of the concrete. We do not promise slip resistance as a general property.

Show us your floor. We will recommend the right sequence.

On a site visit we check the condition of the concrete, the traffic, how the floor is cleaned and what it is exposed to. Then we propose the surface preparation, the product sequence and a schedule that fits around your operations.
